October 7, 2025 Public Hearings

IMPORTANT MESSAGE:

City staff were informed on Friday, October 3, that two of the four City Council Members would be unable to attend the upcoming meeting. As a quorum—a majority of elected Council Members—is required to conduct official City business, the meeting cannot proceed as originally planned.

A Special Meeting has been scheduled for Monday, October 6, 2025, at 7:00 P.M. to address regular agenda items.

All items requiring a public hearing, as listed below, and originally scheduled for the October 7, 2025, meeting will be continued to the regular City Council meeting on October 21, 2025.

The City Council will convene the October 7, 2025, meeting solely for the purpose of opening and immediately adjourning the session. No public hearings will be held, and no official actions will be taken at this meeting.

 

Spring View Development - Lots 1-94, Outlots A-G

Applications filed by McCune Development, subdivider, and Madam Land Company, owner, requesting the following items (a and b) on property legally described as Tax Lot 37A1A1A in the Southeast Quarter of Section 24, Township 13 North, Range 11 East of the 6th P.M., in Sarpy County, Nebraska, consisting of approximately 38.46  acres; this parcel is generally located at the northwest corner of 132nd Street and Pflug Road:

(a) zone change from AR (Agricultural Residential) to R50 (Two-Family Residential District); and

(b) preliminary plat for Lots 1-94 and Outlots A-G, Spring View.

Village on Main Development - Lots 1-312, Outlots A-I

Applications filed by SM2, subdivider, and Centipede LLC, owner, requesting the following items (a and b) on property legally described as the North One-Half of the Southwest Quarter of Section 19, Township 13 North, Range 12 East of the 6th P.M., in Sarpy County, Nebraska, consisting of approximately 76.50 acres; this parcel is generally located at the southeast corner of 132nd Street and Main Street:

(a) zone change from AR (Agricultural Residential) to PUD (Planned Unit Development); and

(b) preliminary plat for Lots 1-312 and Outlots A-I, Village on Main

The applications filed by SM2 and Centipede LLC were originally scheduled for the October 7 City Council meeting; however, at the September 9 Planning Commission meeting, the Planning Commission tabled action on these applications until their October 14 meeting due to several items still needing to be addressed including the need for a comprehensive plan amendment, additional zoning district information, etc.  Staff recommends these items be tabled again at the October 14 Planning Commission meeting since the city has not received the required information needed for additional publication requirements.  These items will not be discussed at the October 7 City Council meeting due to being held over by the Planning Commission.
